BOROUGH’S ACRES OFEMPTY RETAIL SPACE

THE Coleraine Times has learned there is almost 200,000 square feet of empty retail and business space in the Coleraine borough.

A document released by Coleraine Borough Council to this newspaper last week listed 34 vacant business properties in the area with a total square footage of approximately 193,282 sq ft - which equates to four-and-a-half acres.

Head of Development Services, Miss Moira Mann, revealed that her department put the list together at the request of local councillors.

“Members enquired about the position regarding availability of retail space in Coleraine town centre and the issue of retail being accommodated at out-of -town locations such as the Riverside Park on the edge of Coleraine,” explained Miss Mann.

“A property register is provided by Development Services and updated regularly through contact with local estate agents. Its purpose is to facilitate potential investors or new businesses.

“Enquiries have been made regarding availability of premises for hire or sale in the town centre and the average availability tends towards space between 2,500 to 5,000 square feet.

“In respect of availability of premises of 10,000+ square feet at ground floor level – we have been unable to identify a property of that size at this point in time.

“Another option may be to configure a retail premises over more than one floor within the town centre where ground floor space is limited. There is availability of property with greater space outside the town centre.

“In keeping with the PPS5 Policy, efforts have been made to date to protect the vitality and viability of the town centre by discouraging out of town retail other than for bulky goods.”
