However, those behind the development have yet to announce officially who the anchor tenant will be.

The project - now led by KPMG - will involve an investment of £45m.

Five hundred and nine sustainable jobs are predicted if, as hoped, the project is completed in 2017.

A new transport assessment submitted by ARUP in support of the proposed development uses the English Asda site for comparison purposes.

It states: “The Asda site in Lincoln is similar to the proposed development and contains a petrol filling station within the development area.

“The proposed development site is located approximately two miles from the town centre.”

The proposed anchor tenant of the scheme, which includes a ten-screen cinema, a gymnasium, a drive-through and auxiliary health care facilities - has not yet been named.

But the developers of the scheme told the Sentinel last year that a major retailer, new to Londonderry, was being lined up.

The only petrol-selling supermarket not already established here is Asda, excluding Morrison’s, whose interest in Northern Ireland was acquired by the former in 2005.

Asda has confirmed it is committed to a new store in Londonderry but has refused to be drawn on whether or not it will anchor the proposed ‘North West One’ project on the Crescent Link.

The new transport assessment is amongst several technical responses, which have been newly-submitted to the planning service this year.
