First timers getting on property ladder

FIRST time buyers in Lurgan are getting on the property ladder - despite a survey saying homes have 'zero affordability'.

The survey by the Halifax found crippling deposits and strict lending criteria had forced first time buyers into the cold.

And according to the Council for Mortgage Lenders most first time buyers are having to fork up to 30 per cent of a property's value for a deposit.

For Craigavon's house hunters the outlook appears to be as bleak as the weather outlook. However, local estate agents had a different view.

"I totally disagree with the study," said Jamie Burton of Robert Wilson Estate Agents.

"For all of December every sale I had was for first time buyers and in February I have four sales due to complete on one day for first timers.

"The proof is in the pudding and at the moment there are sales and first time buyers are finding homes.

"There are still difficulties in getting a mortgage, but the end of the year really picked up and I believe we are in for a good 2010."

Paul Anderson of Apex Property Services said: "No doubt people are struggling to find a mortgage.

"There are plenty of affordable homes in the area and we have had interest and viewings with first time buyers.

"We did have sales complete before Christmas, when certain banks were offering deals to get people on the ladder.

"But many have come back to say they can't get a mortgage - the size of the deposit can be a stumbling block and it's frustrating.

"But business is picking up in the market, we have expanded to new premises and now offer insurance and mortgage services which can help to get people moving."

Jane Doherty of Joyce Estate Agents said first time buyers can bolster their chances of getting a mortgage.

She said: "We run a number of special nights to help people get into the market and show them there are affordable homes for them.

"There are still positives, there is plenty of choice, prices are low and a great deal is there for the taking.

"You still have to be lucky to get a mortgage. But people need to be clever, they need to chose a good mortgage advisor and be educated before applying for a mortgage.

"Something as simple as not being on the electoral register or not having a landline can affect your credit rating.

"The market is improving and it is more consistent."
