This is a ground breaking achievement which has taken in excess of 9 years and Brookview is one of the first companies to go to ground implementing an Article 40 in the Derry City area. The agreement sets out essential criteria required while developing the site, such as, two means of access into the site, one from the Fincairn Road and the other from the Glenshane Road, the incorporation of areas of Open Space which have been pre-defined and an overall development potential in the region of 800 new homes with the capability for expansion to a capacity in excess of 1000 homes.

The Article 40 also requires 3km of walkways and cycle paths, bus routes, a village green with play facilities and equipment, local shopping facilities and full maintenance by Derry City Council at no initial or ongoing cost to the homeowner. Part of the open space requirement is the provision of a large village green of approximately 2 acres (equivalent in size to 2 football pitches) which will be maintained and managed by Derry City Council upon completion. This is maintained at no cost to the home owner! There are few housing developments in today’s market who can guarantee no annual site management fees. For anyone considering the move to Copperthorpe there is a huge billboard on the site of the village green, which is 200 metres in length with artwork depicting the design and what is envisaged for the future of this community. The Copperthorpe community will not only benefit from local amenities on their doorstep, but they will also have easy access to the city centre via the bus route which has been agreed with Translink and DRD Roads under the Article 40 agreement.
