Causeway Coast and Glens Council Planning Committee to discuss Mountsandel housing proposal
Causeway Coast and Glens Council are to debate a planning application for Coleraine’s Mountsandel area.
The Council’s Planning Committee, which will meet on Wednesday, October 28, will discuss the application for lands 20m south of 23 Mountsandel Road, Coleraine.
The application, by Fermac Properties, is for the “erection of seven detached dwellings with associated site works, parking and landscaping (amended site plan, landscaping plan, headwall detail received)”.
A Planning Application said: “The application site is bounded on three sides by Mountsandel Road, Sandelford Bridge on the Ring Road, and by the River Bann. The land falls from Mountsandel Road to the river.”

An original planning application for 47 social housing units in the form of apartment buildings and dwelling houses attracted 159 objections and one petition of objection (eight signatures).
No objections have been received on the amended proposal for seven private dwellings.
A report from Planners to Council said: “Although the site is zoned for housing, the site is constrained by its topography, its location on the River Bann and its associated floodplain and by natural heritage and built heritage features. Due to the unique site challenges a relaxation of the housing zoning requirements is considered permissible to allow a quality residential environment on the site.
“With relaxation of the housing zoning requirements, the proposal is considered to be compliant with planning policy. Approval is recommended.”
The matter will be discussed by Council’s Planning Committee.
