Causeway Coast and Glens Council approves new 23-dwelling housing development at former BKS site

Causeway Coast and Glens Borough Council has greenlit a new 23-dwelling housing development in Coleraine.

Members of June’s Planning Committee approved the application, which will see the construction of eleven chalet bungalows, four detached and and eight semi-detached homes, as well as garages, car parking and landscaping, at the former BKS building at 47 Ballycairn Road.

A planning officer said the site currently comprises vacant office buildings and there has been some intermittent use of a main office building, but the site has been largely vacant for the last ten years.

The application received seven objections from six separate addresses, and one letter of support.

Objections mainly relate to traffic and parking, loss of privacy, overlooking concerns, the optional garages, boundary treatments and issues associated with demolition.

“The proposal is acceptable in terms of the layout, design, scale and massing of the dwellings and respects the surrounding context,” the officer added.

“The design layout and use of the different house types within the development means the proposal will not result in unacceptable overlooking, overshadowing, loss of light or dominance.

“The proposal is not considered to create conflict with adjacent land uses and there is no unacceptable adverse effect on neighbouring properties.

“In relation to access and parking consultation has been carried out with DfI (Department for Infrastructure) Roads, with no objection.

“Objections did raise the issues around traffic congestion but adequate in-curtilage parking has been provided for each dwelling.”

Members of the Planning committee voted unanimously in favour of the application.
